Navigating the 2025 Planning Fee Changes

What It Means for Your Garden Room, Annexe, or Mobile Home Project

If you’re planning to build a garden room, annexe, or mobile home in your garden, there’s an important update you need to know about. From April 1st, 2025, planning application fees in England are set to increase. While these changes are intended to improve the efficiency of the planning system, they also mean additional costs for homeowners and developers alike. Here’s what you need to know and how it might impact your next project.

What’s Changing?

The UK Government has announced fee increases across a range of planning applications, including those most relevant to garden buildings and annexes. While the official fee schedule is available on the Planning Portal, here are some key changes that will likely affect our customers.

Additionally, the Planning Portal service charge is also rising, with a new service fee of £85 (increase from £70). You won’t pay the service fee for any application fee of £100 or less.

What Does This Mean for You?

These fee increases could impact both homeowners looking to enhance their properties and businesses providing garden rooms, annexes, and mobile homes. While the government aims to improve planning efficiency, the cost implications mean careful budgeting is essential.

If you’re considering a project, now may be the best time to submit your planning application before these increases take effect. Acting early could help you save money while ensuring your plans remain on track.
